I am working with a national general contractor that has been in operation for over 40 years. They operate in the following market sectors including retail, high end residential and hospitality. They work with many NYC agencies such as NYC Housing Development corp., Dormitory Authority of the State of New York and NYS Department of Environmental Conservation to name a few. They work closely with Bank of America Merril Lynch, Bank of New York Mellon and JP Morgan Chase. They have approximately $1 billion in the pipeline consisting of 10 projects. They pride themselves on being a firm that nurtures lasting relationships and as a result of this, the majority of their work is from retained business. They have ground-up residential and mixed-use projects ranging in value from $10 to $200million.
They are looking for a Project manager with mid-rise residential experience, working on projects up to and including $150million. The Role- Project Manager with 10 years+ Residential Ground up experience
Core Responsibilities:

  • Prepares the project plan, sequence and schedule with the collaboration of field personnel.  
  • Prepares and issues project documents including progress reports, detailed project schedule updates, and financial/budget updates.
  • Initiates periodic meetings and other forms of communication with project team members and/or client as appropriate, to acquaint them with unresolved problems and to ensure an adequate degree of coordination as needed between disciplines.
  • Keeps client fully informed of progress on the project and of any significant technical problems/solutions and their effect on design, schedule and/or costs.
  • Coordinates with Estimating department staff on the development of costs and time schedules. Also, assembles estimates including soliciting subcontractor quotations.
  • Serves as the communications/information centre for the project. Ensures that every party who needs to know is informed on matters that affect their work.
  • Prepare and implement a Site Specific Safety Plan and Crisis Management Plan.
  • Develop logistics and schedule plan and coordinate as required
  • Expedite the permitting and approvals as necessary.
  • Assist, support and document any constructability issues that may arise  
  • Manage, train and develop the Project Assistant and Project Engineer(s) assigned to them and their project team. Responsibility to include professional development, performance management, compensation recommendations, timesheet approvals, expense approvals and time off approvals.
  • Assists in the preparation of the Project Performance Agreement (PPA).
  • Ensure 100% implementation of safety program required for the project


  • BS in Engineering or related degree or equivalent work experience
  • 10 years+ Project Management Experience
  • Must have strong skills in the understanding strategy of the “Master Project Plan” with the ability to anticipate issues and opportunities
  • Must be detail-oriented, organized, flexible, and able to effectively multitask while working in a fast-paced environment
  • Possesses excellent time management and prioritization skills to ensure deadlines are met while providing accurate deliverables
  • OSHA 30-Hour Training
  • Demonstrated knowledge of construction cycle related to aspects of the full scope of work, estimates, plans and specifications
  • Be able to proactively influence and establish positive working relationships with clients, unions, subcontractors and company employees
  • Must have a robust knowledge of Primavera, Scheduling Software, Document Management Software, MS Project software and Microsoft Office (Excel, Word, PowerPoint, and Outlook)
